Competitive Bid
Projects in this category are designed without contractor input and put out for contractors to bid. The lowest bidder is awarded the contract. The main benefit to the competitive bid approval is to receive the lowest first cost.
Construction Management (CMAR)
Construction Management At-Risk allows the owner to have flexibility by selecting a contractor based on qualifications and fee, compared to the competitive bid method. The CM assists in providing input during the design phases. We specialize in providing accurate budgets with real-world cost estimates. The owner is involved in the bidding process for subcontracted work, but the subcontract management is assigned to the CMAR. CMAR are at risk to hold to a Guaranteed Maximum Price (GMP), determined once the design phase is complete.
Design/Build
In the Design/Build method, there is one point of contact: the contractor. The contractor then works with the design team to achieve what the owner envisions. This method often has the fastest delivery and is cost effective.
